Renovation #8 of 21 as of 2017 - 1306 Blair Ave, St Paul

After a 3 year hiatus from blogging, we're back! Three kids will do that to you. J I'm reminded often how my parents made juggling eight kids look so easy. That's not a typo or auto correct. Eight. That's enough to send one to the looney bin, but they did it with grace. They love those babies.

Speaking of babies, 1306 Blair Avenue was our first "Category 2" baby. It's what I've come to determine is Andy's niche in the home remodeling world. At about this time,  in 2009, is when it got to be extremely competitive (and continues to be) to find fixer uppers. Andy loved the challenge a condemned home brought. He wasn't intimidated by the St Paul city inspectors or the 16 some inspections it would take to pass the Certificate of Occupancy. All mechanicals and general permits would be pulled, paid and passed! This also suffices as the TISH or Truth in Housing Sale Report required by St Paul prior to sale.

Purchased in November of 2009 and sold in August of 2010, we closed in Winona, MN. Pat Michaud joined us shortly after this home as our full-time Contractor to our delight. We were to buy many Cat 2's after this. The home was remodeled with an open kitchen and added 2 bedrooms and a bathroom suite on the lower level. Having a stucco and solid brick exterior it sits with such charm and style.

Here's our little helpers. We were expecting our third baby by closing on this property. Too much fun!
